Due Diligence involves scrutiny of all documents and ownership chain diligently to figure out, risks, if any involved in purchasing the property. This gives a basic comfort to the buyer that he is investing money in the property with clean and clear title. There are host of details, which are looked into while conducting the due diligence exercise. The team conducting due diligence independently verify all permissions, NOCs, representations made by a seller .All the relevant permissions/approvals and NOCs are examined by the team to ensure that all necessary approvals etc are in place and there are no major potential risk in buying the property.
In addition to the physical state of the property, there are a many other aspects that are to be looked into while evaluating a site of property. Each document concerning the land, building and its operation is to be examined. Thorough examination is carried out of chain of ownership documents, any missing link therein is highlighted. Further documents such as Land use certificate, certificate of occupancy, tax history, licenses , NOCs ,approvals, contracts for parking etc. are also examined in detail. Physical Inspection of all the original documents of the seller are also carried out.
