The documents which require registration are completed and physically presented in the Sub-registrar’s office before the Sub-registrar. Both the parties to the document/instrument to be registered along with the witnesses are required to be physically present in the office of the Sub-Registrar. The Sub-registrar carefully checks the identity of parties and contents of the documents to be registered which establishes creditability and genuineness of the document.
The registrar checks the identity such as Aadhaar etc of all the signatories to the documents such as both the parties and the witnesses.
The seller/lessor need to carry original property documents which is generally asked by the Sub-registrar to ascertain genuineness of the seller/lessor.
If any Power of Attorney holder is signing the documents, he should carry the original power of attorney at the time of registration of the document.
Certified Copy
A certified copy of a registered document in the office of Sub-registrar can be obtained by filing necessary application. One need to give registration number, book number, volume number page number and date of registration of the document, of which certified copy is required. There could be many reasons for obtaining the certified copy, such as loss of original documents, mutilation, documents burnt in fire etc. The copy of the original document is certified by the office of the Sub- registrar and is given to the applicant. The value of the certified copy of registered document is equivalent to that of the original document.
